What Is An EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical installation in a property — the wiring, sockets, fuse board, switches and earthing — to assess whether it’s safe and complies with BS 7671 (IET Wiring Regulations 18th Edition).
The inspecting electrician records every defect against a standardised classification:
- C1 — Danger present, immediate action required (typically isolated on the spot)
- C2 — Potentially dangerous, urgent remedial action required
- C3 — Improvement recommended, not essential
- FI — Further investigation required
A report is Satisfactory only if there are zero C1, C2 and FI items. Anything else is Unsatisfactory and remedial work is required to bring it to a pass.
EICR For Landlords In Liverpool
